Most families in Indore deal with two separate people when they build a house. A property dealer finds the plot, then an architect or contractor designs the building. The trouble starts in the gap between them. The dealer sells a plot without checking whether the house you want will fit on it, and the architect finds out later that the setbacks, road width or land use don't allow your plan.
Indore has grown fast in every direction, with new colonies along the Bypass, Super Corridor, AB Road and Ujjain Road, and more buyers than ever are purchasing plots to build on. This guide covers what to check at each stage, from choosing a plot anywhere in the city to getting a map passed and starting construction. It is written with input from Kataria Constructions, an Indore firm that handles property buying and selling, architecture and planning, building construction and property maintenance from one office.
Start with the house, then pick the plot
Buyers usually do this in reverse. They find a plot at a good rate, register it, and only then ask an architect what can be built.
Before you shortlist land, write down what you need: number of bedrooms, a ground-floor room for parents, parking for one car or two, a shop on the front if the road allows it, and whether you plan to add a floor later. An architect can tell you the minimum plot size and frontage that fits this list. That one conversation saves you from buying a 1,000 sq ft plot for a plan that needs 1,500.
Documents to check before you pay a token amount in Indore
In Indore, a plot that looks fine on the ground can have problems on paper. Ask the seller or dealer for these and have them checked before any payment.
The registry and chain of previous sale deeds, so you can see who owned the land before the current seller.
The khasra number and land records, which confirm the land is recorded in the seller's name.
Diversion papers showing the land is converted from agricultural to residential or commercial use. Colonies on the city's outer edges that skipped this step are where most Indore buyers get stuck when applying for building permission.
Colony layout approval from Town and Country Planning, and whether the colony is listed as legal or illegal in Indore Municipal Corporation records. If the plot is in an IDA scheme, check the allotment and transfer papers from the Indore Development Authority.
MP RERA registration if you are buying in a project or colony that falls under RERA rules.
A good property dealer gets these documents ready before showing you the plot. If a dealer avoids giving copies, treat that as your answer.
Check what the plot allows before it's yours
Every plot comes with limits: how far the building must sit back from the road and neighbours, how much of the plot you can cover, and how many floors are permitted. These depend on plot size, road width and the area's zoning under the Indore master plan.
This is where having the architect and the dealer in the same office helps. The planning team can look at a plot during the buying stage and tell you whether your house plan fits, before you sign anything. At Kataria Constructions, the property and architecture work runs out of the same address on Rajendra Nagar Main Road, so a plot shortlist and a rough layout can be discussed in one visit.
Getting the map passed by Indore Municipal Corporation
Once the land is registered in your name, the architect prepares drawings for building permission from Indore Municipal Corporation. The drawings have to follow the setback and height rules for your plot, which is another reason to check them before buying.
Ask your architect to show you the approved drawing and the drawing the contractor will build from. They should match. Many owners in Indore build extra rooms or change the front elevation after approval, and then face trouble when selling the house or getting a home loan against it.
During construction
If one firm designs and builds the house, you have one party responsible when the site doesn't match the drawing. When the architect and contractor are different people, disagreements over who got it wrong can hold up work for weeks.
Visit the site at these stages at least: foundation, plinth, first slab and before plastering. These are the points where mistakes in room sizes, column positions and plumbing lines are still cheap to fix. Ask for a written payment schedule tied to these stages instead of fixed dates.
After you move in
Houses in Indore need regular upkeep: waterproofing before the monsoon, repainting, plumbing and electrical repairs. Owners who live outside the city or rent out the property often struggle to find someone reliable for this. Kataria Constructions also runs a property maintenance service for this, which is useful if you bought through them and want the same team handling repairs later.
Selling a property you own in Indore
If you are on the other side of the deal, keep your documents in order before listing: registry, diversion, map approval, property tax receipts and electricity bills. Buyers in Indore increasingly check these through their own lawyer, and a complete file closes a sale faster and at a better price.
